Clear plan
Respectful approach
When the property itself has become the problem.
Clutter, belongings, waste and neglect can build up until dealing with the property becomes difficult to manage alone.
You don’t have to sort it all out yourself.
Years of accumulated belongings
Important possessions can become mixed with furniture, clutter and things that need to go, making it difficult to know where to begin.
Clearance and cleaning
Some properties need belongings and waste removed as well as cleaning before they can move forward.
A difficult personal situation
Bereavement, hoarding or changing circumstances can make dealing with a property emotionally difficult as well as physically demanding.
Pressure to get the property sorted
For landlords and property professionals, a difficult property can delay inspections, repairs, refurbishment, sale or re-letting.
What We Help With
Difficult properties are our focus.
Placeback helps when clutter, belongings, waste or neglect have made a property difficult to deal with.
Where needed, clearance and cleaning can be brought together under one clear plan.

You deal with the situation.
We’ll deal with the property.
When a property has become difficult to manage, knowing where to begin can be one of the hardest parts.
You don’t need to have everything worked out before you contact us.
Show us the property. We’ll understand the situation, agree what needs to happen and give you a clear way forward.
01.
No judgement
Properties become difficult for many different reasons.
We’re here to deal with what happens next, not judge what happened before.
02.
Respect for what matters
Important belongings can become mixed with everything else.
Where agreed, we’ll look out for items that need to be retained rather than assuming everything should be removed.
03.
Clear communication
You’ll know what’s included, what we’re proposing and what happens next before work begins.
No vague promises. No unnecessary surprises.
04.
Respect for the property
We’ll work according to the agreed plan, combining clearance and cleaning where required to help bring the property back under control.
From overwhelmed to back in control.
The Placeback Recovery Process
You don’t need to know where to begin.
We do.
01. ASSESS
Tell us what’s happened.
We’ll understand the situation, what’s involved and what you need to achieve. Photos, video or a visit can help us assess the property.
02. PLAN
Know what happens next.
We’ll agree what needs to be done, what needs to stay and the scope of work before we begin.
03. RECOVER
We carry out the agreed work.
We’ll work through the property according to the plan, including sorting, clearance, waste removal and cleaning where required.
04. HANDOVER
See what’s been done.
We’ll check the completed work against the agreed scope and make clear anything that may still need attention.
For Families & Individuals
You don’t need to apologise for the property.
Maybe you’re helping a relative whose home has become heavily cluttered.
Maybe someone has died and you’ve been left responsible for a house full of belongings.
Or maybe the property has gradually become more than you can manage yourself.
Whatever has brought you here, you don’t need to have everything worked out before you contact us.
Tell us what you’re dealing with and what you’re trying to achieve. We’ll help you work out what happens next.
Private. Respectful. No judgement.

Frequently Asked Questions
Do I need to know what service I need?
No. You don’t need to diagnose the property before contacting us.
Tell us what you’re dealing with and what you need to achieve. We’ll help you understand what kind of clearance, cleaning or recovery work may be appropriate.
Can I send photographs or video first?
Yes. In many cases, photographs or video are the easiest way to give us an initial understanding of the property and the amount of work involved.
If we need to see the property in person before proposing the work, we’ll let you know.
Never put yourself at risk to take photographs.
Will you judge the condition of the property?
No.
Properties become heavily cluttered, neglected or difficult to manage for many different reasons. Our job is to understand the situation and help you deal with the property, not judge how it got there.
Can you look out for important belongings?
Yes, where this is agreed beforehand.
If there are photographs, documents, jewellery, keys or other specific belongings you want us to look out for, tell us before work begins.
We cannot guarantee that every requested item will be found, particularly in heavily cluttered properties, but knowing what matters allows us to approach the clearance accordingly.
How much does a clearance or property recovery cost?
Every property is different.
The price will depend on factors such as the size and condition of the property, volume of contents, access, labour, disposal requirements, sorting and whether cleaning is included.
We’ll assess the property and agree the proposed scope and price before work begins.
Will the property be ready to live in afterwards?
Not necessarily.
Our work is based on the scope agreed with you. Some properties may still require repairs, decorating, flooring, electrical work, plumbing, pest treatment or other trades after our work is complete.
We’ll be clear about what Placeback has completed and anything else we believe may still need attention.
