How It Works
A clear way forward from the first conversation to handover.
Every difficult property is different, but the process for dealing with it shouldn’t be confusing.
We’ll understand the situation, agree what needs to happen and work through the property according to a clear plan.

01 Assess
Tell us what you’re dealing with.
Start by telling us about the property, what’s making it difficult and what you need to achieve.
We’ll usually want to understand:
- Where the property is
- Its size and the areas affected
- What needs clearing or cleaning
- Anything that needs to stay
- Access to the property
- What you need the property to move towards
Photos or video can often help us understand what’s involved.
Where needed, we can arrange to assess the property in person.
You don’t need to clean, tidy or organise anything before contacting us.
02 Plan
We agree what needs to happen.
Once we understand the property, we’ll agree the scope before work begins.
That can include:
- What is being removed
- What needs to stay
- Areas included in the work
- Anything we need to look out for
- Whether sorting or cleaning is included
- Access arrangements
- What the agreed work needs to achieve
Everyone should know what’s expected before work begins.
03 Recover
We carry out the agreed work.
Once the plan is agreed, we’ll work through the property according to the scope.
Depending on what’s required, that may include:
- Clearance
- Sorting
- Furniture and contents removal
- Waste removal
- Cleaning
We’ll work methodically, following the instructions agreed before work begins.
If something unexpected changes the scope, we’ll discuss it with you before carrying out additional work.
04 Handover
The property comes back under your control.
Once the agreed work is complete, we’ll check it against the scope.
Where agreed, completion photographs can also be provided, particularly for professional clients managing the property remotely.
If anything remains outside the agreed work, we’ll make that clear at handover.
You’ll know:
- What has been completed
- What remains outside the agreed scope
- What may still need attention
No uncertainty about where the job stands. A clear handover and a property you can move forward with.
What happens after I contact Placeback?
You don’t need to have everything worked out.
A simple message is enough to get started.
Tell us:
Where is the property?
What’s making it difficult?
What are you trying to achieve?
If you have photos or video, you can send those too.
From there, we’ll help work out the next step. That might be a few more questions, reviewing photos or video, arranging a visit or providing a quotation once we understand what’s involved.
Ready to take the first step?
You don’t need to know exactly what service you need.
Tell us about the property, what’s making it difficult and what you’re trying to achieve.
We’ll help you work out what happens next.
